The property is accessed from the turning area at the end of Rapata Road. The access has been formed and metalled and has an easy grade. The width is adequate to allow car or boat parking without unduly restricting access.

The land slopes generally from north to south with the harbour/sea facing boundaries being on the high side. Approximately half of the property is covered in established bush.

Power is available on the property though the power connection is located slightly outside the boundary in the adjacent reserve. This became apparent when the property was surveyed and re-pegged some years ago.

Roof water is collected from two sheds located at the midpoint, stored in two corrugated tanks adjacent and pumped to a tap beside the power connection.

Permanent water storage has been provided by the construction of a 45,000-litre insitu concrete tank also near the midpoint. This tank was built with Council approval but is not currently in use.

A non-complying retaining wall constructed by a previous owner on the northern boundary has been replaced by an engineer-designed structure for which Building Consent was issued and a Code of Compliance Certificate granted. This wall accurately defines the boundary separating the property and the adjacent reserve.

The concrete water tank and the retaining wall are the “improvements” referred to in the Rating Valuation.

It is envisaged that the retaining wall could form part of a foundation platform to any proposed development that would maximise views over the harbour and the sea.

Currently the Council has under construction the Oakura Settlement Sewerage Upgrade that will see a domestic sewer connection brought to the property boundary on the lower south side. It is programmed that this work will be completed early in 2009.

Adjacent to the site, on the reserve, the current owner has a caravan and a storage container located. These do not form a part of the property offered for sale.
